This section will address the impact of property taxation issues on land affordability (both initial and ongoing).  It will outline approaches to mitigate tax burden (assessment of agricultural land value, use restriction, nonprofit exemption), as well as the impact on assessed value where for-profit commercial growing is done on publicly or nonprofit-owned land.

Additionally, this section will address the zoning impacts on property tax assessments.


  • Straight up commercial farming – then need easement or zoning to reduce tax bill
         – easement held by 3rd party (not land owner)
  •  incubator – economic development — preserves 501c3 exemption for land

    Perhaps here public land is a good thing, b/c no property taxes(?), if you can have use for below market rates and relatively long term/secure.
